Plans and Drawings & Planning Permission
I can no longer arrange for drawings, structural calculations and any other pre-building requirements but can offer contact details of local professionals I have used for many years. All communications and fees for these services will be the responsibility of the customer. I will no longer be able to apply, on behalf of the customer, to the relevant local authority for Planning Permission but this can generally be arranged by architects, etc.

Building Control
As necessary, the local authority inspector will inspect the works and materials (if applicable) to ensure that they comply. If the inspector asks for changes to the original specification the cost implications are the responsibility of the customer. (For example, a request for deeper foundations will lead to an increased cost.)

I will continue to offer a free estimating service which will, generally, only cover labour costs (with the customer providing/paying for the materials). An estimate will normally be valid for 30 days from the date of issue and, as soon as a customer accepts, the price will remain in force even if work cannot be started or completed within 30 days. As I am not VAT registered all estimates will be given as Gross. Exceptions to the 30 day guarantee are:-

  1. A major cost over-run due to non-availability of the materials leading to extended completion
  2. Extra works carried out at the request of the building inspector
  3. As a result of a change of specification by either myself or the customer, either before or during works (eg unforeseen works)
  4. As a result of severe weather seriously affecting progress of work

In these circumstances, any cost over-run will be kept to the absolute minimum.

Work will be carried out as expeditiously as possible by staff qualified to undertake it and will normally be carried out between 8am and 5pm Monday to Friday but in exceptional circumstances may be carried out at other times subject to agreement between myself and the customer. Staff will require unhindered access to the site during agreed hours and will require free supply of services (gas, electric and potable water) as necessary.

Every effort will be made to keep the site clean and tidy at all times and, on completion of works, I will do my best to ensure that everything is to the satisfaction of the customer.


Invoices will normally be for labour only as customers will be expected to supply or pay directly for materials. Depending on the value of work I may require stage payments approximately every three weeks or more frequently if costs justify this. Prepayment will not normally be requested.

All invoices will gross and payment is due within 7 days of invoice date. I reserve the right to levy interest at the statutory rate on any late payment and it is my policy to recover outstanding debts by use of court action and the costs of such are payable by the customer.

Customer Satisfaction
My aim is the complete satisfaction of the customer and I go to great lengths to ensure this. If a customer has any complaint or query at any time they should contact me so that I can resolve the matter.

If necessary, I have several satisfied customers who are happy to provide references or site visits.

Guarantees and Certificates
No form of guarantee or certificate will be issued but, in the unlikely event of problems after work is completed, Bob Builders undertake to rectify genuine problems arising from the works for a period of six months after completion of the works.
